Roof Inspection

A good, high quality roof inspection can be needed for many reasons and getting a roof inspection is a valuable investment in the long-term health and durability of your property. Reasons you may consider a roof inspection could be in order to detect damage, as a requirement for your homeowners insurance, in order to buy or sell a property, or for general preventative maintenance.

The cost of a roof inspection can vary depending on various factors, such as the location, size of the roof, complexity of the roof design, accessibility, and the expertise of the inspector. While it's natural to consider cost when seeking a roof inspection, it's essential to prioritize quality over the price alone. Here's why:

  • Expertise and Experience: The quality of a roof inspection largely depends on the expertise and experience of the inspector. It's crucial to hire a reputable and qualified professional who understands different types of roofs, common issues, and the appropriate inspection techniques. Look for inspectors who are certified or have relevant industry experience.
  • Thoroughness: A high-quality roof inspection involves a comprehensive assessment of various components, including the roof covering, flashing, gutters, ventilation, and overall structural integrity. A thorough inspection should identify existing issues, potential problems, and provide recommendations for repairs or maintenance.
  • Detailed Inspection Report: A quality roof inspection should provide you with a detailed report that outlines the findings, including photographs or documentation of any identified issues. The report should also offer recommendations for addressing the problems, prioritizing repairs, and estimating costs if possible. A well-documented report helps you make informed decisions and serves as a reference for future maintenance or insurance purposes.
  • Reputation and References: Consider the reputation and customer reviews of the inspection service provider. Look for feedback from previous clients to assess their satisfaction with the quality of the inspection and the value they received for the cost.
  • Long-Term Savings: While a high-quality roof inspection might cost more upfront, it can potentially save you money in the long run. By catching issues in advance, it can prevent or delay having to have a roof replacement in the future.

When considering the cost of a roof inspection, it's important to balance affordability with the quality and professionalism of the service.

Roof Inspection Using Thermal Imaging

The purpose of a roof inspection is to assess the condition, integrity, and performance of a roof system, but it's not just the roof that needs to be inspected. If you have any evidence of damage inside, such as water damage, it's critical that a good roof inspector evaluate the cause to see if it's coming from the roof.

That's why we start with a thermal camera, which can see heat signatures and can be used to detect temperature variations on the roof or ceiling surface. They can reveal hidden issues like insulation gaps, leaks, or areas of excessive heat loss or gain. We don't do guesswork.

Here is a common example where the customer thought they had a small leak. Using our thermal imaging camera, we were able to show the home owners how big of an issue this "small leak" actually was.

Compare these images side by side - as you can see from all the dark spots surrounding the hole, there is a ton of moisture just sitting up there. That is very important information which tells us a lot of clues as to what to look for on the roof. Roof leaks are rarely what they seem, so it's important to get it right before you start a roof repair. But we don't stop there.

Drone Inspections

We use a drone to get a birds eye view of your roof. Drones can easily reach areas that are difficult or dangerous for inspectors to access manually. They can navigate tight spaces, steep slopes, or roofs with limited accessibility. This allows for a more comprehensive inspection of the entire roof, including areas that may be challenging to reach otherwise. It enables maneuvers which are often not possible with a ladder and can give us better insights as to where any leaks are coming from with high-definition photos.

In many cases, using a drone for roof inspections is also more cost-effective. It eliminates the need for specialized equipment, such as elevated platforms or scaffolding, which can be expensive to rent or set up. Drones also reduce the labor and time required for manual inspections, potentially reducing overall inspection costs.

Plus, drones are super cool!
